Plumbing and electrical work

Plumbing and electrical work for homes and workplaces: new systems, replacements, repairs and fault-finding, tested and measured at the end.

A site visit, then a written quote.

The services are the one part of a home that hides inside the wall and costs the most when they are done badly. A small leak shows up six months later as a stain on the neighbour's ceiling; a hot connection is invisible until the power goes. So every job closes with a test and a reading, and nothing is covered up before it has been proved.

What is included

  • New water and waste pipework, or replacing runs that are past their life
  • Replacing taps, water heaters and sanitary ware
  • New circuits, sockets, lighting and consumer unit replacement
  • Fault-finding: hidden leaks, breakers that trip, sockets that are dead
  • Pressure testing the water and measuring the electrics, before walls close

What is not included, or is done as needed

  • Connections to the public water or electricity network, which the utility makes
  • Work on shared building risers, as needed and with consent
  • Making good the surrounding finishes where a wall has to be opened — priced separately

What it costs

We do not price from a desk. We come and measure on site, and after that you get a written quote with labour, materials and VAT set out separately.

  1. Fill in the request or ring us. To get started we only need the address, the room and what you have in mind.

  2. We come to the property, take the measurements and set the scope of work: the state of the walls, the services and the floor. We do not price a job we have not seen.

  3. The offer separates labour, materials and VAT where it applies, with the deposit to start and the lead time. Every revision is kept as a new version, so the history stays.

  4. The crew arrives with one lead answerable for the work. We source the materials and check them before anything starts.

  5. We walk the quality checklist with you, put right anything on it, and the work we have done is covered by our guarantee.

Questions we are asked

Does the wall have to come open to find a leak?

Not as a first step. We start with a pressure test and a point-by-point check, so that any opening is as small as possible and in the right place. If the wall does have to come open, we say so before we do it.

Are the electricians licensed?

Yes. Electrical work is done by a licensed electrician, and the relevant tests and readings are taken at the end. A switch that lights up is not proof that an installation is safe.

Do you come out for small jobs?

Yes. A dripping tap or a dead socket is a small job and is treated as one: one visit, one job, one invoice. There is no need to wait for a full renovation.

How quickly do you respond to a fault?

We assess the urgency on the phone and tell you plainly when a crew can be there. We do not promise a slot we cannot keep: a real date is worth more than a fast one.
