A full renovation rarely fails at the tile or the paint. It fails at the order of things: the painter arriving before the electrician, materials landing three weeks late, each trade explaining what the last one should have done differently. So we take the whole property — planning, strip-out, services, finishes and handover — on one programme, one offer and one person who answers for it.

What is included

  • Planning the work and the programme, before anything is knocked down
  • Strip-out, debris removal and protection for whatever stays
  • Masonry, partitions and new openings, where the structure allows
  • Electrical and plumbing services, renewed where they are past their life
  • Plastering, drywall, tiling, flooring and painting
  • Fitting the bathrooms and the kitchen, and handover against a checklist

What is not included, or is done as needed

  • Structural work without an engineer's design and the relevant permit
  • Municipal or building-management paperwork, as needed
  • Loose furniture and appliances, unless they are in the offer

How long it takes

Six to twelve weeks or more, depending on the space and on material availability.

What it costs

We do not price from a desk. We come and measure on site, and after that you get a written quote with labour, materials and VAT set out separately.

  2. Design & scopeWe come to the property, take the measurements and set the scope of work: the state of the walls, the services and the floor. We do not price a job we have not seen.
  3. Sourcing & scheduleThe offer separates labour, materials and VAT where it applies, with the deposit to start and the lead time. Every revision is kept as a new version, so the history stays.
  4. Build & coordinationThe crew arrives with one lead answerable for the work. We source the materials and check them before anything starts.
  5. Finish & handoverWe walk the quality checklist with you, put right anything on it, and the work we have done is covered by our guarantee.

Questions we are asked

Do I have to move out during the work?
In most cases yes, because several rooms are worked on at once and dust does not respect doors. If you intend to stay, tell us at the start: the work is split into phases and the programme gets longer, but it is clear from day one.
Who coordinates the trades?
We do. The work is done by professionals we have verified ourselves, and the order is set by the site lead, not by each trade for itself. You have one person to ask and one programme that shows where the job has got to.
Can I change my mind during the work?
Yes, and almost everyone does. Every change is written as a new version of the offer, with the difference in price and in days, and work continues only once you have accepted that version.
Are the services covered too?
Yes. Electrical and plumbing work is tested and measured before plaster and tile cover it, and what we install is under our guarantee exactly as the finishes are.
